Please dont be enticed by assessors or companies offering cheap EPC's. An EPC is now a very complex and in depth survey due to the release of RDSAP 10 in June 2025. This guarantees a more through and accurate report. Paying low fees for an EPC will most likely result in the use of inexperienced assessors, mistakes, corners being cut and an incorrect score. The EPC score has never been so important and can effect mortgate offers/rates, the ability to let the property and opportunities to apply for grants through the ECO 4 scheme.

It is a legal requirement to have a valid Energy Performance Certificate in order to market your property for sale or rent which applies to both residential and commercial properties. It is now also a requirement to have a valid EPC if your property already has existing tenants in place. If you are looking to remortgage a property then the majority of lenders will request you have an EPC carried out on the property. Other reasons you may need an EPC is to qualify for The RHI Grant (Renewable Heat Incentive), Solar PV FIT Grant (feed in tarriff) or for Eco Grants where people qualify for replacement boilers, cavity wall and loft insulation.
A qualified and accredited Energy Assessor will visit the property to undertake the Energy Performance Certificate survey. This can take anywhere from 45 minutes to 90 minutes depending on the size and complexity of your property. The assessor will need access to all rooms in order to accurately measure the property and examine the critical items on the property such as type of construction, heating/cooling systems, levels of insulation, windows lighting, etc. Once the survey is finished, the data is uploaded into a software program which then calculates both the current level of energy efficiency and also the potential efficiency rating.
If you are looking to sell a property then there are no minimum requirements, you simply need to have a valid Energy Performance Certificate. Rental properties now have a minimum requirement. If the property fails to meet the minimum requirement then you will not be able to move tenants in (see more info on MEES below).
The EPC certificate will grade the energy efficiency levels of the property with a rating from A-G; A being the most efficient, G being the least. Naturally, the higher the rating, the more energy-efficient the building is. Currently, the average rating for a home in the UK is D – E. More specifically, if your rating is below E, it's illegal to rent your property. Not only that, but also a low rating like the one mentioned affects your home's value and salability. In a similar scale to the labels when buying new electrical devices, the energy efficiency of properties is graded on a sliding bar graph with a color scale from green to red to indicate their energy requirements or consumption. The certificate shows both current and potential ratings for both the Energy Efficiency Rating and the Environmental Impact (CO2) Rating.
In April 2018, Minimum Energy Efficiency Standards came into force in England and Wales. MEES makes it a legal requirement for all privately owned properties to have an EPC rating of at least an 'E' before they are let. From April 2020, MEES was extended to existing let properties. The next phase is to get all rental properties to a 'C' rating. This is planned for 2028 for properties being let and 2030 for exisiting tenants. Excemptions can be applied for if the property cant implement these changes (listed buildings or conservation area) or if the work exceeds £15,000.
These can include some listed buildings, places of worship, temporary properties, some HMOs (House of Multiple Occupancy) and holidays lets.
An EPC is valid for 10 years. By law, an EPC is required when you sell or let a property. It is the vendor's responsibility to make sure the property is in possession of a valid EPC when it is marketed for sale. You will need to make sure that if the EPC has expired, you commission a new one before the property goes on the sales market. If prosecuted a minimum penalty of £750 is charged.
